Not all Renovations Payoff at Closing!

Some renovations just aren’t worth it if you want to get a good return on investment or ROI. This is especially true in the bathroom!

Want to know the 5 bathroom renovations that simply do not pay off and get high ROI at closing? When homeowners do these upgratdes they almost never recoup their investment let alone break even. Let's take a look:

Steam shower: Steam showers can add a spa-like atmosphere, but very few buyers are looking for that specific luxury item. 

Whirlpool bathtub: These jet tubs might sound like a relaxing and great idea, but they aren't seend as a modern bathroom fixture and most people have bad experiences with maintenace and cleaning them and are a "must not" instead of  "must have". 

Moving plumbing: Not only is this extremely expensive, this is ONLY a recommended renovation if the bathroom just doesn't make sense in any way. 

Heated floors: Rarely seen on a buyer's "must have" list, this renovation is not only costly, but also needed in most of the U.S. it's seen as a luxury and won't get you a return on your money.

Too many high-tech gadgets: Don't get sucked into needing to have a "smart" home. An upgraded exhuast fan with a timer or even a touch free faucet is great, but if get to "techie" and you'll overwhelm and turn off many buyers. 

The average buyers loves a nice, updated bathroom. But it's easy to go down a rabit hole of upgrades that do not appeal to buyers, you’llwaste money that you won’t ever get back when you sell. Most buyers don’t care about a high-tech bathroom with all the upgrades. Spend your money on taking the 90s out of the decor, if you still have money to invest, put it towards an outdated kitchen because that’s where most homeowners spend their time!
